- Early check-in and late check-out are subject to availability.
Pre-Arrival & Security Deposit
- Complete the online pre-arrival form through GuestyApp before check-in. A government-issued photo ID and credit card are required.
- A $250 security deposit is collected prior to check-in and refunded after check-out, provided there are no damages.
Occupancy
- Maximum occupancy is the number listed on your reservation. Unregistered overnight guests are not permitted.
Smoking, BBQ & Open Flames
Ocean Colony is a smoke-free property.
- No smoking anywhere on the premises — $250 fine.
- No BBQ grills or smoke-producing cooking — $100 fine.
- No cooking on terraces, decks, patios, or common areas.
Pets
- Pets are not permitted.
- Service animals are welcome with proper documentation at arrival.
Quiet Hours
- 11:00 PM to 8:00 AM. Please keep noise to a respectful level.
Beach & Pool Safety
No lifeguard on duty — guests swim at their own risk.
- Never swim alone; at least two adults (18+) must be present.
- Children under 16 must be accompanied by a parent or responsible adult.
- Swim only in designated areas during posted hours.
- Do not swim under the influence of alcohol.
Beach Rules
- Tents are not permitted on the beach.
- Only umbrellas and beach chairs provided by Ocean Colony are allowed.
Parking
- One vehicle per unit, parked in marked areas only.
- For additional vehicles, please contact our Reservations Manager in advance.
Cancellation & Refund Policy
Direct Bookings
In-Season (last two weeks of June, July, August, through Labor Day):
- 45+ days before arrival: 100% refund (excluding service fees)
- Less than 45 days: non-refundable
Long-Term Stays (30+ nights):
- 60+ days before arrival: 100% refund (excluding service fees)
Off-Season:
- 30+ days before arrival: 100% refund (excluding service fees)
VRBO Bookings
- 30+ days before check-in: 92% refund (minus VRBO service fee)
- 14+ days before check-in: 42% refund (minus VRBO service fee)
- Less than 14 days: no refund
Airbnb Bookings
- Within 48 hours of booking (check-in 14+ days away): full refund
- 7+ days before check-in: 50% refund
- Less than 7 days: no refund
Service fees are non-refundable.
Travel Insurance
- Not required, but strongly recommended.
- No refunds for guest-initiated departures, voluntary evacuations, or storm warnings.
- Guests are required by law to vacate during a mandatory evacuation.
